The Briarcrest Estates Story...
Braircrest Estates opened in 1987 and has grown up over the years into a 241-homesite, 137-acre, resident-owned, manufactured home community.
But that transition didn't happen overnight. We began the move toward controlling our own destiny in 2013. That's when, with the help of the NH Community Loan Fund and ROC USA, LLC, we formed Lakemont Cooperative, that would, on April 30, 2014, purchase Briarcrest Estates and take control of our community.
Now, the ROC is not only a successful business, but also a thriving neighborhood. The process of the cooperative buying the land beneath our homes brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.
Our member households elect our board of directors, which works with various volunteer committees to help with special projects, celebrations, community improvements and more. The board submits a budget every year, and the entire membership votes on it and any changes to the rent before the budget becomes official. We're running the multi-million dollar business that is our community, on our terms, by our rules, for the betterment of ourselves and our neighbors.
Located on the Laconia and Belmont town line, with homes in both locales, Briarcrest Estates couldn't be better situated. Our region is a wonderful mix of convenience and serenity, providing the necessities for daily living with grocery stores, pharmacies, movie theaters, restaurants and more. You don't have to go far for the things you need every day. And still, many people vacation where we call home. With the waters lapping along our shores, and the mountains within view, we are never short on nearby things to do. Each season brings new beauty and recreation options to our hometown. Lake Winnipesaukee, Laconia's eastern border, is the largest lake in New Hampshire at 69 square miles (It's 21 miles long!). And Laconia's public beach, Weirs Beach is the largest public swimming area on the lake. Most of the year we can hop aboard a M/S Mt. Washington Cruise at "The Weirs" and tour Lake Winnipesaukee for amazing seasonal views of the region. The Weirs also offers fun for kids of all ages – "Guinness World Records" calls Funspot at Weirs Beach the largest indoor arcade in the world! And the fun doesn't stop there ... just 15 minutes from home is Tilton, N.H., and the Tanger Outlets. With more than 50 outlet stores and several restaurants, it's a shopper's delight!
If shopping's not your cup of tea, there is plenty for the outdoor enthusiast! We're only 8 miles from Gunstock Mountain Resort and Ski Area which boasts 55 trails and 8 lifts for downhill skiing and snowboarding. You will also find tubing, zip-lining, Segway tours, summer camping, beautiful views and much more at this year-round resort. Golfers can choose from several courses in the area that are less than a half-hour away.
Try the New Hampshire Motor Speedway, just 20 minutes south of Briarcrest, in Loudon. The Speedway hosts two NASCAR races each year and many other activities and races daily. Or perhaps you'd like to take in a concert at the Bank of America Pavilion at Meadowbrook. This outdoor pavilion is an 8,000-seat amphitheater located in Gilford, within 15 minutes of home. Meadowbrook presents a summer series of world-renowned musicians each year.

Our wonderful facilities team is always on the go keeping our lawns mowed, providing yard waste pickup, leaf cleanup and plowing our driveways in the winter. They also handle community maintenance needs as they arise – they are a full-time team dedicated to Briarcrest Estates. And it doesn't stop there! Our office is staffed and open four days per week with a friendly and effective team of two who handle community inquiries, address questions from residents and implement planned events. We have a weekly schedule of activities such as bingo, quilting and game day, as well as various holiday gatherings that are held in our community center. Briarcrest Estates is a community working together for the good of us all.
We also have easy access to our state capital, Concord, just 30 minutes to our south. Concord is known for its art, culture and history. Continue another 20 minutes south to New Hampshire's largest city, Manchester, for easy access to the Manchester/Boston Regional Airport (MHT) a gateway to almost anywhere in the world.
